What drives the price up
- Moving plumbing or HVAC — every time we relocate a stack or a trunk line, the cost jumps.
- Structural work — removing load-bearing walls, adding beams, sistering joists.
- Additions — foundation, roof tie-in, and matching existing conditions almost always cost more per square foot than the main house work.
- High-end finishes chosen too early — picking the $28/sf tile before the framing is done is a recipe for value engineering later.
What drives the price down (without looking cheap)
- Keep the kitchen and baths in roughly the same footprint
- Use mid-range cabinet boxes with upgraded doors and hardware
- Choose one "wow" material (a dramatic quartzite, a reclaimed beam) and let everything else be quiet
- Phase non-critical work (basement finishing, outdoor living) for a later phase

The contingency conversation
We build a 5–8% contingency into every contract. On a $500k project that's $25–40k. Clients who try to "save" that line item almost always end up spending more in change orders.
The projects that finish on budget are the ones where the client trusts the process and doesn't add scope mid-stream.
A word on value
A $600k whole-home remodel on a $450k house in Apex is rarely a good financial decision. The same spend on a $700k house in North Raleigh that you're planning to stay in for 10+ years can be the best money you ever spend.
Run the numbers both ways before you fall in love with the design.

Expect to spend $150–$250/sf for a solid, livable, resale-friendly whole-home remodel in 2026. Anything under $150/sf is cosmetic only. Anything over $300/sf is either structural, an addition, or very high-end finishes.
